The new build three-storey residential development in Harrow, North-West London, added a further thirty two HMO studio units with shared communal facilities to the mix of studio & larger apartments provided during Phases 1 & 2. Located in a section of the existing Kirkfield House carpark, Phase 3 planning consent was secured through both policy compliant & sensitive design, and extensive discussions with Harrow Council. Despite initial objections from the adjacent school concerning privacy and overlooking, Modulor Studio developed the fenestration of the original building to appease any privacy concerns whilst maintaining bright and spacious HMO rooms within the development. This final phase at Kirkfield House fully maximised the development potential of the site and greatly exceeded the client's original projected returns on their original investment.
